Kreuzberg is not as poor as its reputation suggests. The average rent – €6.03 per square metre – is just above the city-wide average and rising steadily. A few luxury flats overlook Görlitzer Park in SO36, but most of the district’s best and priciest housing stock is in the Bergmannkiez neighbourhood in Kreuzberg 61, home to lovely renovated late 19th century buildings. Bergmannkiez is also where you will find most owner-occupied apartments. Several parts of SO36 are currently considered highly desirable, resulting in cut-throat competition for available apartments. These coveted areas include the leafy canalside Paul-Lincke-Ufer, the family-friendly Gräfekiez just south of the canal, and the hipster-swarmed Wrangelkiez between Görlitzer Park and Schlesische Strasse. Outside these hotspots, significant swaths of Kreuzberg are given over to rather desolate-looking neighbourhoods of Neubau (built since the 1950s) high-rises.
