The most coveted – and most expensive – flats ring Kollwitzplatz and Helmholzplatz, where it isn’t unusual to pay €10 per square metre in rent. Lower-key Bötzowviertel, near Volkspark Friedrichshain, is also attractive, especially to young families. In these areas, which have the district’s highest concentration of owner-occupied apartments, expect to pay at least €250k to €300k to buy a renovated three-room place. Pricier luxury lofts are also on offer, especially around Kollwitzplatz. The loud thoroughfares of Danziger Strasse and Schönhauser Allee remain dominated by cheaper student rentals. Areas north of the Ringbahn are considered less desirable, as stylish 19th century Gründerzeit buildings here give way to GDR concrete.
