Getting a mortgage as an expat poses a particular problem: the majority of banks are unwilling to approve a mortgage for anyone who is not a permanent resident. Getting a mortgage requires a guarantor (preferably Japanese), proof of income for up to five years, five years of tax returns, and proof of visa status. You may also be required to provide proof of ‘ability to pay off the loan’. Mortgages are typically for 35 years, but they enjoy a characteristically low interest rate. Mistubishi-UFJ Bank has been known to provide mortgages to long-term expat residents with a Japanese spouse and in full-time employment. Alternatively, try looking into getting one from the Public Housing Loan Corporation (03 5800 8000). Their interest rates are higher but they seem to be more open to lending to expats.
