Japan may be a relatively safe country but it is still wise to have some form of house protection, especially considering the high earthquake risk. A real estate agency will sort an insurance package for you, for which you will have to pay a premium. If you leave before the term expires you may be entitled to a partial refund (if you have paid upfront). Insurance policies vary but the average cost is ¥20,000 to ¥40,000 for two years cover. Earthquake coverage is separate and costs an additional ¥10,000 to ¥20,000 for two years. Always check what is included in the policy before signing.
